Overview

OXA is our premium compact model, delivering 25 m² of living space with a level of finish and material quality that sets it apart. Despite its modest footprint, OXA feels anything but small — thoughtful proportions, generous glazing, and premium interior details create an atmosphere of understated luxury. Manufactured in our 3,000 m² production facility in Riga, OXA is built under controlled factory conditions where every joint, every surface, and every detail receives the attention it deserves.

Key Benefits

Premium quality in a compact format

OXA uses the same materials and construction standards as much larger homes. C24 timber frame, Steico insulation, and carefully selected finishes ensure that nothing feels compromised despite the smaller size.

Low footprint, high impact

At just 25 m², OXA fits on almost any plot and often falls under simplified permit requirements. It's the ideal solution when you want a high-quality structure without the complexity of a larger build.

Designed for multiple uses

OXA works as a private studio, luxury guest house, holiday cabin, artist's retreat, or premium rental unit. Its refined design ensures it looks exceptional in any setting.

Factory precision, fast installation

Built entirely in our factory, OXA arrives fully assembled and can be placed on your foundation in a single day. No months of on-site construction, no weather delays, no coordination headaches.

Who Is the OXA For?

OXA is designed for people who appreciate quality and want a premium compact structure:

  • Homeowners looking for a luxury guest house or garden studio
  • Entrepreneurs planning a premium Airbnb or holiday rental
  • Professionals who need a dedicated home office with character
  • Artists, writers, or creatives seeking an inspiring private retreat
  • Couples who want a high-end holiday cabin
  • Property developers adding premium rental units to their portfolio

Layout and Floor Plan

OXA's 25 m² floor plan is arranged to maximize both function and atmosphere. The main living area flows openly from the entrance, with a compact kitchen zone integrated along one wall. The sleeping area can be separated or left open depending on the interior configuration chosen. A full bathroom completes the layout. Floor-to-ceiling windows on the primary facade fill the space with natural light and create a strong connection to the outdoors. Every centimeter has been considered — from built-in storage to optimized circulation paths.

Materials and Build Quality

OXA is built with premium-grade materials throughout. The structural frame uses C24-grade kiln-dried timber, ensuring long-term dimensional stability and strength. Walls are insulated with Steico wood fiber — a breathable, high-performance insulation that regulates moisture naturally and contributes to a healthy indoor climate. Exterior cladding options include wooden lining, wooden slats, or cement-bonded particle boards. Interior finishes are available in Base or Design packages, with the Design level featuring carefully selected materials that elevate the entire experience. All connections use MiTek pressed metal connectors for engineering-grade precision.

FAQ

What makes OXA a "premium" modular house?

OXA uses the same high-grade materials and construction techniques as our larger models, with particular attention to finish details and material selection. The Design interior package features carefully chosen surfaces and fixtures that create a noticeably elevated atmosphere compared to standard compact homes.

Is 25 m² enough for comfortable living?

For one or two people, yes. OXA's layout is optimized to eliminate wasted space. The open floor plan, full-height ceilings, and generous glazing make the interior feel larger than the numbers suggest. Many clients choose OXA as a studio, guest house, or holiday home.

How does OXA compare to IOLA in terms of value?

OXA is positioned as the premium option in our compact range. While IOLA (31 m², €23,000) offers more floor area, OXA focuses on elevated material quality and finish standards. The choice depends on whether you prioritize space or finish level.

Can I use OXA as an Airbnb or rental property?

Yes, OXA is a popular choice for premium short-term rental properties. Its compact size keeps operating costs low while the refined finish justifies higher nightly rates. Several of our clients operate OXA units as successful Airbnb properties.

What foundation is required for OXA?

OXA works with concrete slab, screw pile, strip, or wheeled base foundations. Due to its compact size and lighter weight, foundation requirements are minimal. We provide technical specifications for your local contractor.

How is OXA delivered to my property?

OXA ships as a single complete module on a flatbed trailer from our factory in Riga, Latvia. Delivery is available throughout Europe. The compact dimensions ensure access even on narrower roads. Exact delivery cost depends on distance.

What warranty coverage does OXA include?

OXA comes with a 5-year structural warranty and a 2-year warranty on all finishing elements. Extended warranties up to 10 years are available. The warranty applies regardless of where in Europe the house is installed.

Can I add OXA to an existing property as a second structure?

Yes. OXA's small footprint makes it easy to place on existing property as a guest house, home office, or rental unit. Check your local building regulations — in many jurisdictions, structures under 25–30 m² have simplified permit processes.
